Roofing proposal template

A homeowner buying a roof is comparing three quotes that look the same and are not. This template makes yours easy to compare: priced by stage and by the square, with the underlayment, flashing and decking allowance written out, so the client can see what a cheaper quote left out.

What your client receives

This is the page your client opens from your email, drawn exactly as PropoBox sends it. Your name, logo and client replace the placeholders; the prices are examples to replace with your own.

How to scope and price it

  • Quote by the square, which is 100 sq ft of roof, and show the count (28 here). The client can check your measurement against another contractor's.
  • Write the decking allowance with a per-sheet price. Rotten sheathing is only visible after tear-off, and a stated price removes the argument.
  • List the small parts: flashing, vents, pipe boots and ridge cap. They are what separates a roof that lasts from one that leaks at the chimney.
  • Say what the crew does with the debris. A magnetic nail sweep is a small line that clients remember.

The terms, and why

A 30% deposit orders the materials, the largest cost, and the balance is due on completion once the client has walked the job. The weather language protects both sides: a roof cannot be opened in rain, so the dates are estimates and the client is told so at signing. Keeping the manufacturer's warranty and your workmanship warranty separate shows the client who stands behind what.
